Residential Asphalt Paving Throughout Bulverde & Central Texas

Brooks Paving has been laying residential asphalt across Bulverde and Central Texas for over two decades. What sets our work apart from larger paving crews isn’t the equipment, it’s the accountability. Courtnay Brooks is on every job. Your driveway or private road gets the same attention as a county contract.

Proper residential paving starts below the surface. Before the first load of hot mix asphalt or chip seal is spread, we assess your soil conditions, drainage patterns, and sub-base stability. A driveway that cracks within three years almost always fails at the preparation stage, not the pour. According to the Federal Highway Administration, sub-base quality is the single most influential factor in pavement longevity, regardless of surface type.

We serve homeowners across the Hill Country and throughout Central Texas, from Bulverde and Boerne to Kerrville, Fredericksburg, Blanco, and beyond. If you need a residential paving contractor who shows up on time, gives you a written estimate, and stands behind the work, call us at (210) 326-5707.

Residential Paving Options for Texas Homes

We treat every home project with care, no shortcuts, no rushed work. Our team uses quality hot mix asphalt, proper prep, and modern equipment to make sure your driveway or private road holds up year after year.
CHIP SEAL FOR LONG DRIVEWAYS & RURAL ROADS

Chip seal, also called tar and chip, is the most cost-effective surface we install, and one of the most practical for Texas properties with long driveways, caliche roads, or rural lanes. We apply a hot liquid asphalt emulsion, embed crushed aggregate directly into it, and compact the surface for a textured, durable finish. It handles Texas heat better than bare asphalt, sheds water naturally, and costs 25 to 40 percent less than hot-mix paving. Ideal for driveways over 200 feet, ranch entrances, and private access roads. Learn more about chip seal driveways

HOT MIX ASPHALT FOR HIGH-TRAFFIC RESIDENTIAL AREAS

For homeowners who want a clean, black, smooth surface that holds up to daily traffic, hot-mix asphalt is the right call. We use properly specified mixes based on your load requirements and sub-grade conditions, not a one-size-fits-all approach. Hot mix is ideal for shorter driveways, multi-vehicle households, and any surface where a clean, finished appearance matters. The Texas Asphalt Pavement Association notes that proper mix design selection is the foundation of a long-lasting residential pavement surface. See our asphalt driveway paving page

SEALCOATING THAT EXTENDS YOUR DRIVEWAY'S LIFESPAN

If your existing asphalt driveway is still structurally sound but showing surface wear, sealcoating is the most cost-effective way to add years to its life. We apply a protective coal tar or asphalt-based emulsion that seals surface oxidation, blocks UV damage, and resists fuel and oil penetration. Sealcoating every 2 to 3 years is the standard recommendation, and skipping it accelerates cracking and shortens your pavement's total lifespan.Learn about our sealcoating services

Seasonal Challenges of Residential Paving in Central Texas

We don’t just pour and go. We pave based on local weather patterns:

Summer

Texas summers are the most demanding season for asphalt. Prolonged heat above 95°F softens the binder layer, making surfaces vulnerable to rutting under vehicle tires and scuffing from sharp turns. We account for summer conditions in our mix design, using a stiffer asphalt binder grade and ensuring compaction is completed before temperatures drop in the evening. Jobs we complete in July and August are spec'd specifically for summer load conditions across Central Texas.

Fall

Fall is the best time of year for new asphalt installation across the Hill Country. Temperatures in the 60s to 80s allow for optimal compaction without the risk of mix cooling too quickly. If you're planning a new driveway or road surface before the holidays, fall is when we do some of our best work. We typically schedule heavy residential installs through October and into November across South and Central Texas.

Winter

Cold fronts in the Texas Hill Country can arrive quickly, and asphalt laid below 50°F can fail to compact correctly, leading to premature cracking. We monitor daily temperature forecasts before scheduling any pour and pause residential work when overnight lows will affect curing. Existing asphalt that cracks over winter should be addressed in early spring before water penetrates the base and causes deeper structural damage.

Spring

Spring is crack season in Bulverde and across Central Texas. Freeze-thaw cycles, even mild ones, allow water to enter hairline cracks, expand, and widen them. Left untreated, small surface cracks become potholes within one or two seasons. We recommend a spring inspection after any winter with multiple freeze events. Asphalt crack repair is far less expensive than a full resurface, and catching damage early keeps your surface in service longer. Schedule a crack repair assessment

Frequently Asked Questions

How long does residential paving last in Texas?

A properly installed asphalt driveway lasts 15 to 20 years in most Texas conditions with routine maintenance. Chip seal surfaces generally last 7 to 10 years before needing a new seal coat layer. Both surfaces last significantly longer with regular sealcoating and timely crack repair. Sub-base preparation is the biggest factor in either case, a driveway built on unstable soil won’t reach its full lifespan regardless of surface quality.

Yes. If your existing asphalt is still structurally sound, we can extend its life through sealcoating, crack filling, or patching rather than a full replacement. We assess the sub-base condition first, if the base is failing, surface repair is a short-term fix. If the base is intact, preservation work is almost always the better investment. We’ll tell you honestly which option makes sense for your specific driveway.

Yes. We work directly with HOA boards, property managers, and individual homeowners in subdivisions throughout Central and South Texas. We’re familiar with the approval processes and documentation many HOAs require for exterior work, and we provide everything in writing. Learn more on our subdivision paving page.
