Summer

Summer is the hardest season on asphalt in Central Texas, and the most important time to have a sealcoat in place. Surface temperatures on unprotected asphalt in direct sun can reach 140 degrees Fahrenheit or higher, softening the surface and accelerating UV oxidation. A sealcoat that's already in place going into summer does its job: blocking UV from reaching the binder directly and preventing the surface from absorbing as much radiant heat. We do not apply sealcoating during the hottest part of a summer day, the material needs appropriate ambient temperature and humidity conditions to cure correctly. We schedule summer applications for early morning when conditions allow.

Fall

Fall is the best time of year to apply sealcoating in Central and South Texas. Temperatures are moderate, daytime highs allow for proper cure, and the surface has typically experienced the most UV and heat stress of the year, making fall the logical maintenance window before temperatures drop.
