Asphalt Crack Repair Serving the Hill Country & Central Texas
Residential crack sealing, commercial crack repair, and driveway crack filling for homeowners and businesses across Boerne, Bulverde, and beyond.

Reliable Asphalt Crack Repair in Boerne Texas & Throughout the Hill Country
Cracks in asphalt are not just cosmetic. Every crack is an entry point for water, and in Central Texas, water that reaches the base layer of a driveway, parking lot, or road does not just sit there. It softens the sub-base, freezes and expands in cold snaps, and gets pushed around by traffic loads until small cracks become large ones and localized cracking becomes base failure across a much wider area. Catching cracks early is the lowest-cost maintenance decision you can make for an asphalt surface.
Brooks Paving handles residential and commercial crack repair across Boerne, Bulverde, Bandera, Kerrville, and throughout the Hill Country. We assess each crack before filling it, because the type of filler matters as much as applying it. Narrow surface cracks, wider structural cracks, and alligator cracking that signals base failure all require different responses. We tell you what you’re looking at and what makes sense to do about it before any work begins. View all paving services
RESIDENTIAL ASPHALT CRACK SEALING
Driveway cracks are the most common crack repair job we do in the Hill Country. Residential asphalt expands and contracts with Texas heat cycles, and the clay soils in many parts of Boerne, Bulverde, and Bandera shift seasonally, which puts lateral stress on driveway surfaces that eventually opens up cracks at the edges, along the centerline, and near tree roots or water intrusion points. We use hot-applied rubberized crack sealant for residential work because it stays flexible through temperature cycles rather than becoming brittle and re-cracking the way cold-fill products do. COMMERCIAL ASPHALT CRACK REPAIR
Commercial parking lots and access roads develop cracking patterns that are different from residential driveways, primarily because repeated vehicle loads at fixed points, combined with fuel and oil spills, degrade the binder in asphalt faster. We handle commercial crack sealing, edge cracking repair, and joint sealing for parking lots, business access roads, and facility surfaces across Central and South Texas. Commercial crack repair is maintenance that protects a much larger paving investment, and it's significantly less expensive than the resurfacing or reconstruction that follows when maintenance is skipped. What Causes Asphalt Cracking in Texas?
Texas weather and traffic are tough on asphalt pavement. Here’s what causes it—and how we handle it.
HEAT EXPOSURE AND UV OXIDATION
Central Texas summers subject asphalt surfaces to sustained heat and UV radiation that gradually breaks down the asphalt binder, the material that holds the aggregate together and gives the surface its flexibility. As the binder oxidizes, the surface becomes progressively more brittle. Cracks form first at the surface as hairline fractures, then widen as traffic loads flex the pavement. Sealcoating applied every 2 to 3 years slows this oxidation process significantly by protecting the binder from direct UV exposure. Once cracking has developed, sealing the cracks is the first step before applying a sealcoat. Sealcoating services
WATER INTRUSION AND MOISTURE MOVEMENT
Water is the primary structural threat to asphalt in Central and South Texas. Heavy rain events move significant water across driveways and parking lots quickly, and any crack in the surface is a direct path for that water to reach the base layer below. Once water is in the base, it softens the sub-grade and creates movement under load, which causes the surface above to crack further and eventually settle or fail in sections. Prompt crack sealing after cracks first appear is the most effective way to interrupt that cycle before base repair becomes necessary.
GROUND MOVEMENT AND SOIL SHIFTING
Expansive clay soils found throughout Boerne, Bulverde, and the surrounding Hill Country are known for seasonal movement, expanding when wet and contracting when dry. That movement transfers stress to anything sitting on top of them, including asphalt surfaces. Edge cracking and longitudinal cracking along the centerline of a driveway are often caused by sub-grade movement rather than surface wear. In those cases, sealing the crack addresses the symptom; we'll also tell you if the underlying soil movement is severe enough that sealing alone won't provide lasting results.
Seasonal Challenges and How We Handle Them
Every season creates new threats to asphalt pavement.
Summer
Summer in Central Texas accelerates asphalt deterioration faster than any other season. Surface temperatures on asphalt in direct sun regularly exceed 140 degrees Fahrenheit, which softens the binder and makes the surface more vulnerable to deformation under load and to UV oxidation at the surface. Existing cracks widen in extreme heat because the asphalt around them expands and contracts unevenly. We do not fill cracks during peak heat of day in summer, crack sealant applied to a surface that is too hot will not bond properly or maintain its shape. We schedule crack repair for appropriate temperature windows: early morning or cooler days.
Fall
Fall is one of the best times to address asphalt crack repair in Central Texas. Temperatures are moderate, crack sealant bonds and cures well, and sealing before winter eliminates the primary water intrusion risk during the season when temperature fluctuations are most frequent. If your driveway or parking lot has developed cracks over the summer, scheduling repair in the fall gives the sealant time to fully cure before cold weather arrives.
Winter
Mild winters across the Hill Country mean that hard freeze-thaw cycles are less common here than in northern states, but they do occur, and when they do, any unsealed crack that holds water during a freeze will widen. Water expands by approximately 9 percent when it freezes. In a crack that's been holding moisture, that expansion puts direct pressure on the surrounding asphalt and enlarges the crack. Sealing cracks before the first hard freeze prevents this mechanism from running.
Spring
Spring rains across Central and South Texas can be significant and fast-moving. A surface with open cracks going into spring will absorb more water during heavy rain events than a sealed surface, accelerating the base softening described above. Spring is also when we typically see the results of winter damage, cracks that were minor in fall have widened, and surfaces that had water intrusion may show localized settlement or base-related cracking. A spring inspection and crack sealing service is a practical maintenance step that costs significantly less than the repair options that follow from deferred maintenance.

FAQs About Asphalt Crack Repair
How long will the crack repair last?
Hot-applied rubberized crack sealant typically lasts 3 to 5 years in Central Texas conditions before re-treatment may be needed, significantly longer than cold-fill products, which often fail within a season or two. Longevity depends on crack width, traffic volume, and whether the underlying cause of cracking (soil movement, drainage issue) has been addressed. We’ll tell you during the site visit if there’s a root cause that needs attention beyond sealing.
Can you fix home asphalt products?
We can assess and repair asphalt surfaces that have been treated with DIY products, though the results vary depending on what was applied and how. Some consumer crack fillers create adhesion problems for professional sealant applied on top of them. We’ll let you know during the site visit whether a prior treatment is affecting the repair options.
When can the surface be used again after crack repair?
Hot-applied rubberized crack sealant typically requires 30 to 60 minutes to cure before foot traffic and several hours before vehicle traffic, depending on ambient temperature. We’ll give you a specific cure window at the time of the job based on conditions that day. Returning to use too early can displace the sealant before it has set.
What's the difference between crack sealing and crack filling?
Crack sealing uses a rubberized, flexible material, typically hot-applied, that moves with the pavement through temperature cycles without losing its bond. Crack filling uses a more rigid material suited for cracks that are not expected to move significantly. We select the appropriate method based on crack type, width, and location. For most residential and commercial work in Central Texas, rubberized sealant is the right choice because temperature swings here are significant.
